How is the EPC produced?
- An EPC can only be produced by a Domestic Energy Assessor (DEA) or a Home Inspector (HI) who is a member of an approved Government Accreditation scheme.
- The Energy Assessor inspects the property to determine its energy-related features, which are then entered into a computer program to calculate and produce the required EPC.
- The EPC does not look at the appliances within the property, but rather the performance of the actual building itself in areas such as its heating and lighting.
- It provides an energy efficiency rating for the property - not a rating of the use of energy by its occupants.
When inspecting the property the Energy Assessor will determine the following:
- The property's age and type
- Its dimensions and method of construction
- How its rooms and water are heated
- How and where is it insulated
- Its window and glazing types
- What types of lighting are in use
This information is finally entered into the calculation software and the EPC is produced.
